Below you'll find the services I offer, what each one includes, and how much it costs.

The Clarity Call
For those who need clarity before making a decision
Who it's for: For you if you already have the basics clear but still feel like there are pieces missing to truly understand how buying property in Spain works. If you're coming from Latin America or the United States, this call will save you a lot of back-and-forth.
What's included:
An open conversation, no script, completely yours
We review your specific case (budget, city, timeline, your personal situation)
I walk you through the process step by step: from first interest to handing over the keys
We talk real numbers: taxes, fees, commissions — what you'll actually pay
If you're coming from abroad, we go over the prep work: NIE, bank account, the things no one tells you
I answer any specific questions you have.
Duration / format: 45 minutes · video call (Spain time)
Investment: 50 USD
If you decide to book the full package within 30 days of your call, the 50USD are deducted from the package price.
I´ll go in your place
Your eyes, ears and nose on site
Who it's for: For you if you've already found a property or a neighborhood that interests you, but you can't be here. I go in your place and tell you everything — no filters, no sales pitch.
What's included:
I visit the property or walk the neighborhood on your behalf
We experience it together: live video call or full recorded video for you
I tell you the good, the not-so-good, and the things that would give me pause
I give you the real feel of the area: noise, daily life, commutes, shops, atmosphere
I check the key things that don't show up in listings (orientation, neighbors, true condition)
Afterwards, a follow-up call to answer any remaining questions
Duration / format: One visit per booking · delivered within 48–72 hours

Si no tienes claro cuál de los tres es para ti, lo más sencillo es empezar por La Llamada de claridad. En 45 minutos sabremos si lo que necesitas es solo despejar dudas, una visita puntual o el acompañamiento completo.
Y si decides avanzar con el paquete completo en los siguientes 30 días, el coste de la llamada se descuenta.
La llamada es la puerta de entrada y, casi siempre, donde decidimos juntas el siguiente paso.
The whole deal
From the first call, until you make an offer
Who it's for: For you if you want to buy in Spain and don't want to do it alone. This is the service I pour the most heart into, because it's the one that changes a client's life the most.
What's included:
Deep discovery session: how you want to live, not just your budget
Together we define the neighborhoods that truly fit you
City tour (in person or remote) so you get to know it with real perspective
Search, filter, and screening of properties — I only show you the ones worth your time
Up to 10 property visits
Market price analysis before sending any offer
Guidance through the offer and negotiation when you decide to move forward
Connection with the right professionals: lawyer, gestor, bank
Language support if you need it
Duration / format: Up to 4 months of active search, or 10 properties visited (whichever comes first)
Investment: 3,250USD · 50% upon booking · 50% when an offer is accepted or at the 4-month mark → Request an interview
If after 10 visits or 4 months a purchase hasn't come together, we can extend the service under new terms, reviewed case by case.
Optional Add-on: From Offer to Keys in Hand
If after your offer is accepted you'd like me to walk with you all the way to signing day and receiving the keys, we can add this guidance to the full package. Additional investment: 1,150 USD. You can book it from the start or once your offer is accepted — you decide when you need it.

Accompaniment at the notary on signing day
Post-signing support with utilities setup (electricity, water, community fees) if you need it
